Tenant Information

Our Property Management department is open Monday to Friday, 8:30am to 5:30pm, and Saturday 8:30am to 1:00pm.

You’ll be needing the essentials when you move in, so you should know that it’s each tenant’s responsibility to have the appropriate account placed in their name and then to arrange to have a meter reading, PRIOR to vacating the premises. The authorities are:

Rental Payments

Under the terms of your Residential Tenancy Agreement, rent is payable in ADVANCE by the due date using Payway or for First Card call 1300 307 100. (Please refer to the way you were set up in the first place.) If at anytime you are unable to make a payment on or before the due date, please make immediate contact with your property manager to discuss alternative arrangements.

Repairs

If you are one of our existing tenants, all repairs need to be put in writing. Only emergency repairs will be accepted verbally. Please complete a Repair Request form and fax it to us or e-mail us direct at: repairs@rwdoublebay.com.au. All repairs are attended to as promptly as possible, however, it is often necessary to obtain the owner’s permission and/or quotes before any work can commence, so a time lag is sometimes unavoidable. Inspections

During the course of your tenancy, the premises will be inspected at various times by our company after the required notice has been given.

> Commencement Inspection – will be carried out with you at the premises in order to record the condition of the property. A report will be handed to you after the inspection is conducted. It is important that you check the Condition Report thoroughly and ensure that it reflects your opinion of the condition of the premises. Then sign and return the original to this office within seven (7) days, and we will send a copy to you for your records.
> Twelve Monthly Inspection – twelve months after you move into the premises, an inspection will be carried out by us.
> Termination Inspection – will be carried out after you vacate the premises and keys have been returned. This is the inspection which determines the refund of your rental bond.
In keeping with the Department of Fair Trading requirements, your bond will be lodged with the Rental Bond Board. These funds are held as security against any damage or undue wear and tear, and will be refunded as promptly as possible, provided the property is left in a similar condition as when the Tenancy Agreement commenced and there is no outstanding rent.

Insurance

We strongly urge you to ensure that your personal possession’s are covered against any loss, damage or theft.

Keys

Although a duplicate key to all properties is retained by us for emergency access, it’s also advisable to make private arrangements regarding the location of a spare key, should you inadvertently lock yourself out. Under certain circumstances, and on producing identification, our key may be loaned during office hours, but must be returned within 24 hours. No service is available outside business hours.

Termination of Tenancy Agreement

Your Tenancy Agreement is a legal and binding agreement, providing protection for both you and the Owner.

The Agreement can be terminated:

> Once it has expired you are able to stay on month to month or vacate. If you do intend to leave, written confirmation to that effect must be received by our office, at least 21 days before the intended vacating date.
> If you intend to vacate at the end of the agreement you are required to give 14 days written notice, within 14 days of expiry of the lease. If however, unforeseen circumstances arise and you have to vacate before the expiration of your Agreement, please advise us immediately and we will endeavour to find another suitable tenant. However, you are still responsible for the rent until another lessee is found, as well as the payment of a re-letting fee, and any advertising costs.
