Our tenant selection is second to none. All possible sources of reference are sighted from applicants and are always verified. Our list of properties available for rent is remitted weekly to Sydney’s premier relocation agencies, consulates and preferred Richardson & Wrench Double Bay clientele.
Subject to your specific instructions, we aim to lease all property long-term, with provisions for regular reviews. Benefits to you are minimised vacancy periods and the lessening of wear and tear due to turnover.
Regular inspections of your property are conducted including commencement inspections, periodic inspections (every six months) and termination inspections.
Market rental and review
Being one of Sydney’s most active leasing agencies ensures you receive market rates or better. Rentals are reviewed upon or before expiry of leases, in consultation with you.
Repairs and maintenance
Prior to work performed on your property, we seek your approval (the exception being an extreme emergency when prior approval is not obtainable). Payment is only made when our standards are met. Our tradespeople have delivered great satisfaction over many years, or you may use your own team.
This is usually due fortnightly or calendar monthly in advance and all rents (after disbursements), are forwarded to clients within the first working week of each month.
Income and expenditures are itemised each month and forwarded in the manner of a monthly statement together with rental income. At the end of each financial year, a summary statement is issued.
Through our rigorous tenancy selection and strict punctuality rules, arrears are a rare occurrence. Should it occur, a five-day reminder is issued, followed by a ten-day reminder, followed by a termination notice on the fifteenth day, subject to your approval.
Our inspection policy is thorough. Should any property not meet with our approval, the tenant is required to make good at their expense. If this is not possible without incurring loss of rental income, we authorise execution of the task, the account being deducted from the tenant’s bond or paid by them direct. Should a dispute arise, we lay claim to the bond or, in the case of a hearing, attend in your favour.
In tandem with our sales division, the property management team are at the disposal of vendors for assistance with short or long-term accommodation or where contacts interstate or overseas are required.
