Before purchasing my home unit I read Andrew Trim’s book Real Estate Dangers and How to Avoid Them. It was my great relief that the agent handling the sale was the very decent and professional Tim Muckenschnabl.
Tim worked very hard for his client, determined to get for her the very best sale. But by the same token when he realised that I was serious about purchasing the unit he seemed keen for me to make the purchase in spite of the fact there were others interested and that the unit was to go to auction in a few days. Trim’s book had told me to make the offer that I thought was fair and not to offer a ridiculously low figure. I did that and Tim squeezed a bit more out of me, which I would rather he hadn’t as that now prevents me from fixing up the bathroom. But it worked. I got the unit, his client got the sale and Tim got the commission.
A satisfactory result all round. So.... if I had to sell my unit in the future would I ask Tim to handle the sale? Absolutely!

This great outcome was achieved by the outstanding diligence, attention to details and the charming diplomacy of your team, Phoebe Sheperd, Marion Badenoch and Tim Muckenschnabl.
Marion has been patiently keeping in touch with us for some years, anticipating that a sale might happen. Then when the decision to sell was made, Phoebe and Marion explained the process to us in some detail. Even before there was any agreement, they helped us with their list of quality trades people to prepare the place for sale. After we signed the Agency Agreement, they moved quickly and efficiently to market the property. We had a very strong response to their email and internet promotion. So many people viewed that Phoebe, Marion and Tim had their hands full coping with the viewings.
The campaign was short - four weeks. Not wanting to miss any opportunity, Phoebe volunteered her time to open on Thursday evenings on top of the Wednesday and Saturday events. And when a dawn photo was needed, they got up at 5 o'clock on a grey Monday to catch the sunrise.
Selling is quite an emotional exercise; they nursed us through it beautifully with daily communication: phones, texts and emails. Every potential buyer was qualified. We were carefully guided so that our expectations did not run too high. No doubt my stubbornness must have been annoying. They were not discouraged, the team always responded calmly and with smiling diplomacy. Great talent.
You know the most important thing I can say in summing up is: it was fun, we really enjoyed their lively company and we'll miss them. It was a completely successful experience.
