We can't complain about the marketing campaign at all - photos looked fantastic, coverage great, lots of buyers through the doors (not so easy these days), good follow up and vendor hand-holding. Auctioneer was great- had nice patter with humour put everyone at ease which isn't easy as buying or selling a house is one of the most stressful things in life I think. You always want a little more but I think it is a good price in all the circumstances - if you have 2 keen purchasers with capacity competing hard, which we did, then where it stops is the market value. Congratulations to you both.

I am taking a pause from packing to write a few words on my experience selling my house with Phoebe Nothling and Marion Badenoch as my agents.

I had been approached by many agencies who wished to market my home however I had previously seen Phoebe’s management of a sales campaign in my area and she had been not only tenacious but highly successful in a protracted sale.

These professional young women have been outstanding in all areas of our relationship. It’s thanks to Marion Badenoch’s professionalism and hard work that our apartment in Darling Point achieved a strong result at auction.

Marion strived to achieve the best result from the get-go. Our circumstances were complicated because the property was a shared family asset, and we only had a short time period to get the apartment ready for inspection. Marion’s advice, guidance, support and local knowledge were invaluable. So committed was Marion that she gave up her own time to organise the preparation of the apartment – furniture removalists, painters, electrician, plumber, stylists, photography and advertising. Marion also had the delicate touch necessary to work at a fast pace on a sensitive family matter. The result was a rapid transformation of a 60s-style apartment.

Recently your office sold our apartment in Young Street, Paddington. We are extremely happy with the results and the way your team worked with us.

This great outcome was achieved by the outstanding diligence, attention to details and the charming diplomacy of your team, Phoebe Sheperd, Marion Badenoch and Tim Muckenschnabl.

Marion has been patiently keeping in touch with us for some years, anticipating that a sale might happen. Then when the decision to sell was made, Phoebe and Marion explained the process to us in some detail. Even before there was any agreement, they helped us with their list of quality trades people to prepare the place for sale. After we signed the Agency Agreement, they moved quickly and efficiently to market the property. We had a very strong response to their email and internet promotion. So many people viewed that Phoebe, Marion and Tim had their hands full coping with the viewings.

The campaign was short - four weeks. Not wanting to miss any opportunity, Phoebe volunteered her time to open on Thursday evenings on top of the Wednesday and Saturday events. And when a dawn photo was needed, they got up at 5 o'clock on a grey Monday to catch the sunrise.

Selling is quite an emotional exercise; they nursed us through it beautifully with daily communication: phones, texts and emails. Every potential buyer was qualified. We were carefully guided so that our expectations did not run too high. No doubt my stubbornness must have been annoying. They were not discouraged, the team always responded calmly and with smiling diplomacy. Great talent.

You know the most important thing I can say in summing up is: it was fun, we really enjoyed their lively company and we'll miss them. It was a completely successful experience.
